The apartment market was particularly hard hit by the Credit Crunch, with thousands of buy-to-let and other properties standing empty across regions such as the Midlands and the north of England.

Despite the down-turn and difficult borrowing conditions, high quality developments in attractive locations continued to sell or attract tenants: provided they were priced realistically and presented in pristine condition.

At one such scheme in Manchester, a leading firm of estate agent took on the role of facilities manager for this high class apartment building.

As the managing agent, the estate agents were responsible for showing prospective purchasers and tenants around the stylish living spaces. They called on the services of Plastic Surgeon to ensure every aspect of the interiors maintained that show-home appearance.

The property is in a very prominent location and contains 261 luxurious apartments. It not only has magnificent views, but also the décor to match.

All of the apartments are fitted out to a very high standard, featuring such finishes as granite floors in some of the rooms, high gloss surfaces in the kitchens, hand made tiles in the bathrooms and lots of natural wood.

The cosmetic repairs were required because some of the apartments had been previously been let out and required tidying up prior to being re-let or sold, while a few had yet to be occupied. Inevitably when people had been living in them they are going to suffer accidental knocks and scrapes.

Typical damage consisted of chips in ceramics to the bathroom or shower rooms, and scratches on some of the stone or wood flooring, as well as minor damage to kitchen cabinets and work-surfaces.

Plastic Surgeon had been used by the original contractor that built the project, to complete snagging prior to handover – and some of the people at the facilities management company had dealt with the company through their previous employment. Plastic Surgeon’s service was deemed ideal to meet the widely varying tasks they were having to deal with.

Plastic Surgeon sent one of its multi-skilled Finishers to the site for a few days at a time, as this was the most cost-effective solution for the facilities management company. Because the finisher was trained to repair many types of surface and damage, the company could batch a large number of different repairs to be carried out by one finisher, within in a short space of time during each visit.

As the apartments were at the top end of the market, they needed a really competent professional to come in and carry out the required repairs. Bringing in individual trades-people to try and tackle the work would have been time consuming and expensive, and almost certainly would not have brought about the high quality finish achieved by Plastic Surgeon.
